House Rules
These House Rules form part of your booking agreement and apply alongside our Booking Terms and Conditions. Please ensure you read both documents carefully, as they set out the terms governing your stay. Together, they constitute the contract between the Lead Booker and the Property Owner.
Any capitalised terms used here have the same meaning as those in the Booking Terms and Conditions, unless stated otherwise.
Property Guidelines
- Smoking is not allowed anywhere in the property.
- Candles and disposable barbecues must not be used.
- Fireworks, sky lanterns, and drones are strictly prohibited.
- Amplified sound equipment, glitter-filled balloons, and glitter pool inflatables are not permitted.
- Decorations or banners must not be attached in a way that could cause damage.
- Please keep noise to a minimum after 11:00pm; music should not be audible beyond the property boundary.
- Cooking is only allowed in designated kitchen or cooking areas.
- The property must be left in a tidy condition; failure to do so may result in additional cleaning charges.
- Pets are not allowed unless prior written consent has been given.
- All waste must be disposed of correctly, including recycling and any hazardous, clinical, or medical waste.
- Electric vehicles must not be charged using extension cables.
- Subletting or transferring use of the property is not allowed without written approval.
- Only guests listed on the confirmed booking may stay at or visit the property, unless otherwise agreed in writing.
- Personal electrical items must not be left charging unattended or left plugged in when you are away from the property.
- Appliances such as washing machines, ovens, or hobs should not be left running while the property is unattended.
- All electrical equipment must be used strictly in accordance with the manufacturer’s instructions.
- Personal extension leads and multi-plug adapters must not be used.
Failure to comply with these Property Guidelines may result in a £250 charge.
Leisure Facility Rules
Pool and Hot Tub Care
- Please exercise caution when in or around the pool areas.
- Shower before entering the pool or hot tub to help maintain water quality.
- Fake tan, sun cream, and body lotions should not be worn when using the facilities.
- Swimwear should be chlorine-resistant and rinsed after use.
- Glass items are not allowed near the pool or hot tub.
- Food and drink must not be taken into the pool, hot tub, or surrounding areas.
- Diving is not permitted
- Do not use if under the influence of alcohol or drugs.
- Pregnant guests should not use the hot tub unless advised otherwise by a medical professional.
- To reduce the risk of dehydration or overheating, we recommend taking a break at least every 20 minutes.
General Safety
- Use the facilities at your own risk.
- Children under 16 and inexperienced swimmers must be supervised at all times.
- Please be mindful of neighbours and respect the peaceful nature of the surrounding area.
- Any damage caused through misuse or negligence will be charged to the Lead Booker.
- Please follow any additional instructions provided by the Property Owner.
- We do not accept liability for illness, injury, or adverse reactions linked to the use of pools, hot tubs, or spa facilities.
Breaches of the Leisure Facility Rules may also result in a £250 charge.
General Information
- Up to two infants under the age of 2 may stay free of charge, subject to maximum occupancy limits.
- The maximum number of guests permitted at the property is stated in the property description and must comply with any applicable government regulations.
- Hot tub is maintained at 37°C and are intended for relaxation and hydrotherapy.
- Swimming pool is maintained at 30°C.
- Any issues should be reported as soon as possible during your stay; compensation cannot be considered for problems reported after departure.
- WiFi speeds are not guaranteed and may vary; internet access must be used responsibly and for lawful purposes only.
- Mobile phone reception can be inconsistent and is not guaranteed.
- The property has entrance and parking CCTV for security, this will be clearly stated in the property’s Facts A–Z and appropriate signage will be displayed on-site. By proceeding with a booking, you acknowledge and accept their use.
- For guests with restricted mobility: where property access, layout, or features may present challenges, this will be outlined in the property information. You must notify us in writing at the time of booking of any mobility-related requirements for any guest staying at the property.
